Town records and observation show property as a 39.2± acre parcel, described as Industrial Development Land, having 417± Ft. frontage on the westerly side of Rte. 31, w/ access to near the center of the parcel via Rowtier Drive, the lower portion of which (Rte. 31 end) is paved. Parcel slopes upward to the west from Rte. 31 & several areas have been leveled. The property is situated less than a mile south of the Rte. 31/Rte. 2 interchange.

TERMS OF THE SALE: A deposit of Ten Thousand Dollars ($10,000.00) in cash, bank or certified check, will be required to be paid by the highest bidder (the "Purchaser") at the time and place of the sale.  The Purchaser will be required to deliver the balance of the bid price, in cash, bank treasurer's or cashier's check, or certified check, within Thirty (30) days of the date of the auction sale, at the offices of the law firm of C. Theodore Mariolis, Gelinas and Ward, LLP, 106 Merriam Avenue, Leominster, MA  01453 The Mortgagee reserves the right to postpone the sale to a later date by public proclamation at the original or postponed time and date appointed for the sale.
